A CMBS lender required a complete appraisal for acquisition of a 150,000 square foot Class A office building on the I-287 corridor in White Plains. The subject building catered to tenants of 4,000 square feet or less and had a historical vacancy rate of less than 9 percent. Of concern was the overall office market as reported by the major brokerage firms with a vacancy rate in excess of 16 percent.

To clearly identify the performance characteristics of various office market segments within the I-287 corridor. Capitalizing on their extensive research into the Westchester and Fairfield County Office markets (see Our Thinking) the AM team segmented the I-287 corridor Class A office market into those building that catered to large office space users and those that catered to smaller office space users (the subjects’ market).
