The value of a property is more than the value of the bricks and mortar – it is a summation of the perceived value as reflected in the ownership and financial structures it can attract.

In essence, value is comprised of three elements:

1. Physical – the property and its links to the physical environment
   
2. Financial – the ability to attract debt and equity capital
   
3. Ownership structure - the control

Each element must be fully understood to fully appreciate the value of a property, either to an individual investor or to the market overall. Furthermore, an impact to one of the three elements may or may not affect the overall value to the property. Understanding these subtle distinctions can have dramatic impacts on value.
