Austin McGuire REA, was retained recently by a medical group in Stamford CT. to study their space needs and implement the optimal occupancy solution. The study encompassed leasing and ownership solutions.
We identified a 20,000 SF office building which had been acquired for 2.5 Million in 2007 when it was fully rented. It was now 100% vacant The building was acquired by our client for 2 Million. ($100 PSF)
90% of the initial costs plus 1.25 Million of capital improvements were financed with SBA 504 Financing.
Our clients cost of occupancy will be in the range of $20 PSF. Instead of paying 7.8 Million dollars in rent years for the next twenty years …they will pay it to themselves and end up owning the building free and clear
